Architectural Design There is a magical moment when you stand before a building that looks as if it naturally grew from the earth, rather than being forced upon it. This is exactly what you will feel when you see the facades of Ayyam Residence for the first time. CCR Developments has adopted a modern architectural style with a contemporary European flair, relying on advanced glass facades that align with the philosophy of 4th-generation smart cities, while giving authentic Oriental privacy its due importance. Compound Design The Master Plan for Ayyam Residence was crafted by an elite group of top engineering consultants in Egypt, aiming to achieve a rare equation: low density combined with a wealth of amenities. Buildings occupy only 20% of the total 39-acre area, while green spaces, artificial lakes, and waterways dominate 80% of the project’s visual landscape, creating a living canvas that renews itself with every season. The designers distributed the buildings into harmonious clusters that share private open spaces, fostering small communities within the larger one. The project is intertwined with jogging and cycling tracks, and artificial lakes that act as “natural buffers,” ensuring privacy for each building without a sense of isolation or confinement. Technically, smart electronic gates and high-definition surveillance cameras have been integrated into the project’s security ecosystem, forming a comprehensive model of the smart city lifestyle residents expect in the New Capital. Interior Unit Design Inside every unit at Ayyam Residence, the design serves the resident, not the other way around. Expansive glass facades allow natural light to flood into all rooms, reducing the need for artificial lighting and enhancing the sense of spaciousness. The interior layout was designed under the principle of “zero wasted space,” where every corner transforms into a smart, functional area. Every single unit, without exception, boasts open views of greenery or water features, making the panoramic natural scenery an integral part of the interior design.
